ROOM DESCRIPTIONS * Living Room: The open-concept living room is located on the main level. It has a wood-burning river rock fireplace with gas starter, 1 large sofa for 3-4 guests, 2 designer emerald green worn leather wingback chairs with Barclay & Butera pillows, 2 ottomans, 2 beanbag chairs, carpet floor, vaulted ceiling with wooden beams, access to the upper patio, big windows with scenic views of Bear Mountain, a large screen 60” flat Samsung smart TV with a variety of streaming services (Amazon, Hulu, HBO Max, Fubo, etc.), new carpet floor, and access to the upper patio. The cozy and stylish living room is an elegant blend of modern and rustic charm. * Dining Area: The large wood dining table on the main level has seating for 8 guests, large windows, a vaulted ceiling, a rustic antler chandelier, and a bar cart with cocktail accessories. * Kitchen: The open-concept chef’s kitchen is located on the main level and updated with amenities galore including a peninsula breakfast bar with 2 stools. Stainless steel appliances include a Whirlpool dishwasher, a Frigidaire refrigerator with ice maker, a Samsung range, a Samsung microwave, a Cuisinart toaster, a classic drip coffee machine, and a Keurig coffee machine. OUTDOOR AREAS * Backyard: The big backyard is fully fenced and has the perfect hill for sledding and snowplay. * Lower Patio: This deck has a hot tub that can fit up to 6-8 guests, twinkle lights, and access to the fully fenced backyard with sledding hill. * Upper Patio: The upper patio has a propane barbecue grill, handcrafted outdoor dining table for up to 8 guests, access to the main level of the cabin, and beautiful mountain views. * Driveway Flat driveway makes it veery easy to park even in the winter. Since the driveway is wide but not long, we can only fit 2 cars next to each other for parking. BEDROOMS: Golden Cub Treehouse has 3 bedrooms. * Bedroom #1 (Primary Bedroom): This primary bedroom suite has 1 California king bed, Sony TV with streaming services, dresser, new carpet floor, blackout curtains, ceiling fan, closet, access to lower level with hot tub, and attached ensuite bathroom (Bathroom #2). * Bedroom #2: This lower level bedroom has 1 California king bed, new carpet floor, dresser, closet, ceiling fan, and charming rustic decor. * Bedroom #3 (Bunkbed Room): This room has 1 bunk bed (1 twin over 1 twin), 1 full log bed, dresser, closet, and new carpet floor. BATHROOMS: Golden Cub Treehouse has 3 full bathrooms. * Bathroom #1 (Primary Bathroom): This ensuite bathroom to Bedroom #1 has a walk-in shower with dual detachable shower heads, dual sinks, and an American Standard jetted spa bathtub with river rock accents. * Bathroom #2: This lower level bathroom is adjacent to Bedroom #2 and Bedroom #3. It has 1 sink as well as a bathtub and shower combination with a detachable showerhead. * Bathroom #3: This main level bathroom has 1 sink as well as a bathtub and shower combination. It is located near the living room.

House Rules

To protect you and protect our home, we ask that you sign an e-sign rental agreement off of AirBnB as well as agreeing to the house rules below. Our cabin is located in a nice and quiet family neighborhood and therefore we limit renters to people who are 25+ years old. (Families with children under 25 ARE allowed as well.) Potential renters may be asked to verify their age by providing a copy of their driver’s license or another form of official identification in person at check-in. QUIET HOURS: The official quiet hours for Big Bear are 10 pm to 7 am. Please keep noise to a minimum outside after 10 pm. As of January 2021, the city of Big Bear officially limits spa use to 7 am to 10 pm. If you use the hot tub after 10 pm, Code Enforcement can (and likely will) fine you. Loud talking and music are not allowed at any time as per local Big Bear regulations. If anyone can hear talking or music over the property line, you will be fined $500+ by the city. If Code Enforcement is called on you due to disruptions, use of the hot tub after hours, noise, music, too many guests, too many cars, or ANY OTHER Big Bear local code violations, you will be responsible for the fine issued to you as well as the fine issued to the owners (which could be at least $1000). You may also be asked to leave and no refund for remaining nights will be issued. Check in time is 4 pm. Check-Out Times: From March to November, the check out time is 11 am. From December to February, the check out time is 10 am. If you stay past the check-out time without permission, the cleaners will charge me and, therefore, I must charge you $100. If you stay 30 minutes past the check out time, you will be charged for the entire next night stay as well (without being able to stay). If you check in early, there is a very good chance the house has not been cleaned or inspected properly. If the cleaners see a car in the driveway, they will drive away and not clean the cabin. Therefore, if you try to check in early without permission, you forfeit the right to a properly clean house and any compensation. SPA: Use of spa is at your own risk. You MUST follow these rules. We assume no responsibility for accidents, injury or any medical treatment you claim is caused by spa. You must keep the spa cover closed when not using it. CHECK SPA IMMEDIATELY UPON ARRIVAL - Spa could take at least 6 hours to heat up. We do try to keep it warm for you before arrival but can’t guarantee. No refunds for spas that take longer to warm up. Clean all snow and ice off spa cover before opening or you will be responsible for breakage You must take a bath or shower before using spa Please take bath or shower after using spa Don’t enter a hot tub when you have diarrhea. Don’t swallow hot tub water or even get it into your mouth. Shower or bathe with soap before and after using the hot tub. Do not put anything in hot tub including bubble bath Pets are not allowed in hot tub If hot tub smells, looks cloudy or green DO NOT use. Call us. Don’t let children less than 5 years of age use hot tubs. Don’t drink alcohol before entering the hot tub or during hot tub use. If pregnant, consult a physician before hot tub use, particularly in the first trimester Spa use as per order of Big Bear Lake as of January 12, 2021 is from 7am to 10pm NO PETS ALLOWED. If you do bring a pet you will be subject to a $2,500 deep cleaning fee, will be asked to leave with no refund of nights unspent possible. The owners are extremely allergic so we take this very seriously. AT CHECK-IN: This property is professionally cleaned on the morning of your stay. All linens are washed, beds are made, dishes put away, and the bathroom, kitchen, & spa are sanitized, etc. Upon check-in, please look around to make sure everything is to your satisfaction. Please also check to make sure nothing is dirty or broken including the spa and washing machine. If there is an issue, please report it to me via email at RusticRetreatsOfBigBear@gmail.com or text (818) 794-0056 within the first 2 hours of your check-in time with pictures so you are not responsible for anything such as broken items or dirty spa water. Again, please let us know within 2 hours of check-in- after that you are responsible for any damages or cleaning issues. While we try to clean the outside decks - leaves, dust pollen, snow accumulation, ice do accumulate quickly. It is the mountains! When snow melts you may find animal feces- dog, coyote, bear. We apologize for this but it’s almost impossible for us to find all of it during a melt. NO SMOKING POLICY: This is a NON-SMOKING unit. There is no smoking allowed anywhere in or near the cabin. This includes: cigarettes, cigars, pipes, weed, medical marijuana and even vaping. If our cleaners smell any of them in the house you will lose your entire deposit. Sorry we cannot even allow smoking outside of the cabin due to smoke leaking in as well as butts left around the yard from previous renters. If you must smoke- please do so off the property. Any evidence of smoking on the property even outside of the cabin will incur a $500 cleaning fee plus any extra rental fees lost due to not being able to rent or having to give money back to the next renter due to persistent smoke smell. Due to fire hazard, lighted candles are NOT allowed in this rental unit but battery operated candles are available throughout the cabin. (PLEASE DON’T LIGHT THE BATTERY OPERATED CANDLES) DAMAGE: Renters shall pay a damage deposit. Renter will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. However, Renters understand that the rental includes an accidental damage rental policy providing up to $1,000,000 (one million dollars) in accidental damage protection provided by AirBnB provided Renters notify the owner and assist the owner in making a claim. Renters understand that Renters are responsible for damage beyond the coverage provided by the accidental damage insurance. Renters are also responsible for damage that would have been covered by the accidental damage insurance if Guests fail to advise the Owner of the damage and provide the necessary information that would allow the Owner to file a claim against the policy. DISHES: We ask that you clean all soiled dishes and put back inside cabinet before checkout. If you leave dishes unclean and not put away, you will be charged at least $50 (charged to me by the cleaners) that you can pay directly to the cleaners or we can request from AirBnB Garbage it is your responsibility to take your garbage to the proper drop off location in Big Bear listed on all the messages I sent you. If you do not take your garbage, cleaners charge $25 for the first 2 bags, $50 for the next 4 and $100 after 4 bags. CANCELLATIONS: A 30 day notice is required for cancellation. Cancellations that are made more than 30 days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent. STORM POLICY / ROAD & ICE CONDITIONS: No refunds will be given for storms. Mountain roads can be curvy and steep. Big Bear roads are generally well-maintained. However, we highly recommend four wheel drive and / or tire chains during the snowy months. During winter (November - March), you must have tire chains in your car. Depending on the weather, police may make you put them on your tires for coming up or down the mountain. We do not refund due to road conditions. If all 3 roads are closed going UP to Big Bear ALL night and day, We will refund you for that one night - NOT for the entire trip. This was our first time at Big Bear and our first time using Airbnb, we were a bit apprehensive because we weren't sure what to expect. Mike was very responsive and polite to all our questions throughout the whole process. Checking in was a breeze. We walked in, and we were in awe with our cabin. It had such a cozy, homey feeling to it. The whole cabin was spotless and ready for our group of 8. The hot tub was also set for us prior to our arrival. It took us a bit to understand how to set the thermostat, however, Mike was right on top of it, communicated with us how to to set it, and voila got it to the temp we wanted it. We enjoyed our whole weekend stay without any issues. We are already talking about going back and staying in the same cabin. We loved it that much and Mike was a great host who was very attentive and helpful with all questions. Can't wait to be back! Thank you, Mike for everything!
