Fawnskin is close enough to all Big Bear Lake has to offer yet surrounded by peace and quiet of nature and the best lake and mountain views Southern California has to offer. Living Room (Main Level): Amazing lake views from the living room with a wood burning fireplace, a large flat screen T.V. with Roku to stream your favorite shows in addition to a large sectional make this the perfect space to kick back and spend quality time with the entire family. Living room space also features a wet bar with a mini fridge for those nights when playing bartender is on the agenda! Kitchen (Main Level): Large spacious kitchen with more counter space then you could dream of! All large appliances were recently updated and very simple to operate. On the counter are two coffee pots; a Keurig and a drip in addition to coffee, creamer and sugar. In the pantry/cabinet by the kitchen desk are all the small appliances. Toaster, toaster oven, blender, crockpot, electric kettle and an electric mixer and more truly enable you to make the most memorable meal possible! In the pantry there are also little kids plastic plates and cups in addition to the BBQ tools. Kitchen also features a dishwasher and microwave. Laundry Room (Main Level): Full size washer and dryer. BEDROOMS (4 Total ) 4th is in the game room. (Description below) Bedroom #1 (Lower Level) Spacious master bedroom with 1 King Bed, huge ensuite bath, separate shower and soaking tub with view. (Jacuzzi jets currently do not work in tub) Walk-in closet. The panoramic views of the mountains, lake and tree tops. Fireplace. Bedroom #2 (Lower Level) 1 Queen bed. Jack and Jill full bathroom Bedroom #3 (Lower Level) 2 sets of bunk beds (4 single) Jack and Jill full bathroom * Bonus Room- attached to Kids Bedroom #3. Kids playroom. Includes a kids game rug with things like hopscotch checkers, a hanging dartboard and a little kids mini air hockey. A pack 'n' Play is also located in this room. Bonus 4th bedroom/Game Room (Upper Level) 800 square foot game room also provides an additional sleeping space featuring two single day beds and one set of twin over full bunk beds. There is a small bathroom with shower attached to the game room. Game room also provides hours of fun and entertainment with a pool table, poker table, foosball, basketball cabinet and large flat screen T.V. with Roku. Game room also features a massage chair and desk/office area in this room along with a printer for the remote worker. Many games and puzzles are also available in the non-locking closet. Oversized windows endowed with the scenery outside help you restore your energy for another day on the slopes or lake! When it's time to grill, you can all gather on the deck that overlooks the lake with patio furniture and a gas barbecue with the gas line built in. There are two tables with four sets of chairs each. Tables can be combined for larger gatherings. There are two wicker-type chairs and a small table for a conversation area where you can relax and enjoy the sunset while having a glass of wine. Backyard: Great space, especially when there is snow! Garage: Garage has snow toys, sleds and snowball makers. There is a cooler and a soft cooler bag in the garage. Margarita pitcher and glasses in a box as well. CAMERA DISCLOSURE: For your safety, we have Five (5) security cameras installed. One (1) Exterior driveway. One (1) exterior front door. One (1) exterior stairs up to game room. One (1) exterior side yard (east side). One (1) interior locked storage garage with no guest access. We also have ONE (1) Minut decibel meter outside. Minut is 100% privacy compliant- and cannot record conversations- it only reports noise levels so we have proof in case neighbors or Code Enforcement makes a complaint.

EXPECTATIONS FOR GUEST BEHAVIOR: Sound carries differently at higher elevation than it does on flat land at sea level, due to higher elevations and varying topography. Sound in the mountains can carry for miles. A normal private conversation on a deck can be heard from many houses away. Amplified music can be heard a mile or more away from the speaker. BE A GOOD NEIGHBOR: A big part of Big Bear Lake’s charm is the friendly and helpful residents. If you are fortunate enough to be staying at a home near a full-time resident and see them on their deck or in their yard, introduce yourself! Many of our residents enjoy meeting visitors and providing tips on activities and restaurants. VISIT LIKE A LOCAL: If you extend your visit beyond the weekend, you will see the large amounts of litter and trash left behind by visitors. Here are some tips to help you and your family preserve our natural playground for the next generation. LEAVE NO TRACE: Simply put, whatever you take into the forest, bring back out including broken sleds. DON'T LITTER: There are dumpsters located at all trail-heads and picnic areas. If a bin is full, find another. Animals will tear bags open and spread trash throughout the forest. KEEP OUR COMMUNITY PET-FRIENDLY: Please remember to keep your dog leashed and always bag your pet’s waste, placing it in a dumpster. Leaving your pet’s waste in a bag on the side of a trail is littering. KEEP THE PEACE: If you are going to listen to music while hiking or enjoying the lake, use headphones instead of a bluetooth speaker. RESIDENTIAL FIRE PIT & BBQ: Open fire pit permits are not permissible at short term rental properties. Gas / propane, charcoal, and wood pellet barbecues are permissible with proper briquette disposal. DO NOT EXCEED THE STATED OCCUPANCY: Do not exceed the stated occupancy at any time during your stay, including temporary visitors. NO PARTIES ALLOWED. DO NOT EXCEED THE VEHICLE LIMIT: The maximum number of vehicles permitted to be at the property at any time, including temporary visitors, is on the exterior sign. NO PARKING IN STREET OR YARD: Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers and recreational vehicles. NO MUSIC OR OTHER SOUND AMPLIFICATION 24/7: Amplified sound and music is not permitted to be heard beyond the property line 24/7. Sound amplification is permitted indoors, as long as the sound cannot be heard from neighboring properties. Close your windows and doors to avoid noise carrying beyond the property line. QUIET HOURS BETWEEN 10 PM TO 7 AM: Noisy indoor and outdoor activity, including use of the spa / pool, is strictly prohibited after 10 PM and before 7 AM. Remember to close your windows and doors to avoid noise carrying beyond the property line. RESPECTFUL PET MANAGEMENT: Be courteous to the neighbors. If your dog is prone to excessive barking, take them with you when you leave your rental. When in public, please make sure your dog is leashed and under control at all times. You will find that Big Bear Lake is very dog friendly! TAKE TRASH TO CLEAN BEAR SITES: All trash need to be taken to one of the city’s local trash sites (visitors will be asked to show proof eligibility, such as a rental contract), or trash must be placed in a Big Bear Disposal issued trash receptacle located on the property. Do not store trash outside. Clean bear site trash locations are 41970 Garstin Drive and 39690 Big Bear Boulevard. CONSEQUENCES: Unfortunately, a few of our guests refuse to extend common courtesy and neighborly behavior toward the guests and residents around them. For those guests who have come to party and disrupt the peace and tranquility of the neighborhoods, there are costly and severe consequences. CONSEQUENCES - FINES: The minimum fine for violating the rules stated previously is $500 per violation. The second offense is $1,000 and third is $1,500. CONSEQUENCES - EVICTION: Unruly guests who blatantly disregard the rules and expectations may be subject to eviction without a refund. In addition, costly citations may be issued to the undersigned. SUPPORT YOUR LOCAL STARGAZER: Please conserve energy and reduce light pollution at night. Please turn off all exterior lights when not actively in use, such as when you are away from the rental, when sleeping, or when checking out. House Rules

The city of Big Bear Lake requires a rental agreement/ Good Neighbor Policy to be signed and ID uploaded to finalize your stay. After booking, You will receive an email from Rustic Retreats of Big Bear with a link for easy e-signature and ID upload. Our cabin is located in a nice and quiet family neighborhood and we therefore limit renters to people who are 25+ years old. (Families with children under 25 ARE allowed as well.) Potential renters may be asked to verify their age by providing a copy of their driver’s license or another form of official identification in person at check-in. QUIET HOURS: The official quiet hours for Big Bear are 10 pm to 7 am. Please keep noise to a minimum outside after 10 pm. As of January 12, 2021 the city of Big Bear has limited spa use from 7am to 10pm. If a noise complaint comes in and you are using the spa after 10pm Code Enforcement can fine you. Loud talking and music are not allowed at any time as per City of Big Bear Code- If anyone can hear talking or music over the property line- you will be fined by the city at least $500. If the Code Enforcement Department is called on you due to disruptions, loudness, music, too many people, too many cars, or ANY OTHER City of Big Bear Code violations, you will be responsible for the fine issued to you as well as the fine issued to the owners (which could be at least $1000), you also may be asked to leave and no refund of remaining nights will be issued. Check in time is 4pm. Check-Out Time: From March to November is Check out is 11am From December thru February Check out is 10am If you stay past check-out without permission, the cleaners will charge me and, therefore, I must charge you $100. If you stay 30 min past check out, you will be charged for the entire next night stay as well (without being able to stay). If you check in early there is a very good chance the house may have not been cleaned or inspected properly. And if the cleaners see a car in the driveway they will drive away. So if you try to check in early without permission- you forfeit the right to a clean house and any compensation. PETS: Your pets are permitted in rental units only with prior approval. Pet owners are responsible for cleaning up any / all pet refuse and hair in and around cabin. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent Fleas and ticks are very rampant in this area and can cause harmful / fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. Pets may NOT be left outside alone at any time. There are many wild animals indigenous to the Big Bear area such as coyotes and bears. Therefore, we are adamant that you never leave a pet unattended outside. We also insist that you ALWAYS walk your dog on a leash. This is important for the protection of your pet. It is recommended that you be very vigilant when walking your dog. Coyotes are active both day and night in Big Bear and are very common. Coyotes often travel in packs and, although they rarely attack a dog on leash, it has happened. The best prevention is to stay vigilant, keep your dog nearby on a leash, and be aware of your surroundings. We are not responsible for any injuries to any of your pets caused by wild animals nor are we responsible for any pet allergies you may experience due to pets previously staying in home. As set forth above, please be aware that there are many other wild animals in Big Bear such as raccoons, lizards, and ground squirrels. Please be respectful of them and do your best to ensure your pet does not attack local wildlife. Two dogs maximum. Check in time is 4pm. All linens are washed, beds are made, dishes put away, and the bathroom, kitchen, & spa are sanitized, etc. Upon check-in, please look around to make sure everything is to your satisfaction. Please also check to make sure nothing is dirty or broken including the spa and washing machine. If there is an issue, please report it to me via email within the first 2 hours of your check-in time with pictures so you are not responsible for anything such as broken items. Again, please let us know within 2 hours of check-in- after that you are responsible for any damages or cleaning issues. While we try to clean the outside decks - leaves, dust pollen, snow accumulation, ice do accumulate quickly. It is the mountains! When snow melts you may find animal feces- dog, coyote, bear. We apologize for this but it’s almost impossible for us to find all of it during a melt. Two dogs maximum. NO SMOKING POLICY: This is a NON-SMOKING unit. There is no smoking allowed anywhere in or near the cabin. This includes: cigarettes, cigars, pipes, weed, medical marijuana and even vaping. If our cleaners smell any of them in the house you will lose your entire deposit. Sorry we cannot even allow smoking outside of the cabin due to smoke leaking in as well as butts left around the yard from previous renters. If you must smoke- please do so off the property. Any evidence of smoking on the property even outside of the cabin will incur a $500 cleaning fee plus any extra rental fees lost due to not being able to rent or having to give money back to the next renter due to persistent smoke smell. Due to fire hazard, lighted candles are NOT allowed in this rental unit but battery operated candles are available throughout the cabin. (PLEASE DON’T LIGHT THE BATTERY OPERATED CANDLES) DAMAGE: Renters shall pay a damage deposit. Renter will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. However, Renters understand that the rental includes an accidental damage rental policy providing up to $1,000,000 (one million dollars) in accidental damage protection provided by AirBnB provided Renters notify the owner and assist the owner in making a claim. Renters understand that Renters are responsible for damage beyond the coverage provided by the accidental damage insurance. Renters are also responsible for damage that would have been covered by the accidental damage insurance if Guests fail to advise the Owner of the damage and provide the necessary information that would allow the Owner to file a claim against the policy. DISHES: We ask that you clean all soiled dishes and put back inside cabinet before checkout. If you leave dishes unclean and not put away, you will be charged at least $50 (charged to me by the cleaners) that you can pay directly to the cleaners or we can request from AirBnB Garbage it is your responsibility to take your garbage, including all food you bought with you, and in the fridge . We had a great stay at this Airbnb with amazing panoramic view of the lake. It looked exactly like the photos. Clean, well kept, and very comfortable. Mike was extremely helpful throughout the entire process and responded within just a few minutes anytime we had a question. Communication was smooth and easy, which made everything stress free. Overall, it was a great experience and I’d definitely stay here again. Thank you Mike!

Mike's home was beautiful with amazing views! He was an excellent host and always responded within minutes which made our stay easy and enjoyable. But the icing on the cake was we did NOT have to haul our trash away at the end of our stay! Game changer...would definitely stay again!

Great place! Well stocked. Only thing, they require the number of guests and all their names well in advance of the reservation, which could be hard when you are planing a big group trip.
