Welcome to the newly improved Vista De Oso! New owners added tons of updates- November 2022 including: - New Smart TVs in Living Rooms and bedrooms - New couch - Air fryer - Doggie bag dispenser with bags - New bedspreads, sheets, towels - New rugs - Newly Painted the decks - Propane firepit outside! We are limited to maximum occupancy to 6 people & 2 parked cars. (Children, toddlers, and infants do count as a person.) Please do not book or arrive with more than the maximum or you could be fined from the city and evicted with no money back. Two Dog Maximum. _____________________________________________ PLEASE NOTE: *The upstairs bedrooms are connected (Shared wall) but private- but you do have to walk thru the bunkbed room to get to the king bedroom UPDATE: Entire home has new wood flooring - installed in May 2021. ROOM DESCRIPTIONS * Living Room: Cozy and comfy wood walls, high wood-beamed ceilings- the wood-burning fireplace at the center of it all! This is what a cabin in Big Bear should be! Smart TV (Log into your own Netflix, Hulu, Disney+ accounts!) brand new plush, comfy couch and chair! * Dining Area: Open-concept dining area off the living room. Dining, game playing, puzzle solving for 6. The door leads to the back patio (Hot tub) * Kitchen: Gas range, toaster, microwave, coffee maker, dishwasher, washer, dryer, crockpot, refrigerator. Also just added a brand new air fryer. Full set of plates, silverware, dishes, glasses, mugs, plastic ware for the hot tub! * Bedroom #1 (Master Bedroom): This is downstairs off the living room. Master bedroom with 1 king bed & en-suite bathroom. Enjoy your favorite streaming service from the bedroom as well! * Bathroom #1 (Master Bathroom): Full en-suite master bathroom with toilet, sink, a shower & bathtub combo. This is the ONLY downstairs bathroom, and you must pass thru bedroom #1 to use it. * Laundry Room: Laundry is in the kitchen with a full-size washer & dryer. * Bedroom #2: Upstairs- Bedroom with twin over full bunk bed (THIS IS A PASS THRU BEDROOM!) You must walk thru this bedroom to get bedroom #3 * Bedroom #3: King Bed, 2 comfy seats with a table at the window with a peek-a-boo view of the lake. (You must walk thru bedroom #2 to get to this bedroom) Smart TV added in Nov 2022! * Bathroom #2: Upstairs at the top of the stairs- toilet, sink, shower. (no bathtub) * Outdoor Patios: Vista De Oso has 3 patios. The front patio features a picnic table. The back patio has a dining table, Hot Tub for 6, a wooden porch swing, and a Blackstone flat-top grill (We supply the propane). Enjoy a cozy evening by the firepit with peek-a-boo lake views. The upper back patio is our bistro patio with a small table and 2 chairs, treetop views, and a peek-a-boo lake view! * YARD: Huge backyard with a slight slope. All fenced in for dogs and snow play! We have a ring camera on the front door also have a Minut decibel meter outside on the back deck. Minut is 100% privacy compliant- and cannot record conversations- it only reports noise levels so we have proof in case neighbors or Code Enforcement makes a complaint.

House Rules

The city of Big Bear Lake requires a rental agreement/ Good Neighbor Policy to be signed and ID uploaded to finalize your stay. After booking, You will receive an email from Rustic Retreats of Big Bear with a link for easy e-signature and ID upload. Our cabin is located in a nice and quiet family neighborhood therefore, we do limit renters to people who are 25+ years old. (families with children under 25 ARE allowed as well) Potential renters may be asked to verify their age by providing a copy of their driver’s license or another form of official identification in person, at check-in. QUIET HOURS: The official quiet hours for Big Bear Lake are 10 pm to 7 am. Please keep noise to a minimum outside after 10 pm. As of January 12, 2021 the city of Big Bear Lake has limited spa use from 7am to 10pm. If a noise complaint comes in and you are using the spa after 10pm Code Enforcement can fine you. Loud talking and music are not allowed at any time as per City of Big Bear Lake Code- If anyone can hear talking or music over the property line- you will be fined by the city at least $500. If the Code Enforcement Department is called on you due to disruptions, use of the hot tub after hours, loudness, music, too many people, too many cars, or ANY OTHER City of Big Bear Lake Code violations, you will be responsible for the fine issued to you as well as the fine issued to the owners (which could be at least $1000), you also may be asked to leave and no refund of remaining nights will be issued. Check in time is 4pm. Check-Out Time: From March to November is Check out is 11am From December thru February Check out is 10am. Consider booking the day prior to your stay or after your stay if you wish for an early check-in or late check-out, as we are unable to accommodate these. If you stay past check-out without permission, the cleaners will charge me and, therefore, I must charge you $100. If you stay 30 min past check out, you will be charged for the entire next night stay as well (without being able to stay). If you check in early there is a very good chance the house may have not been cleaned or inspected properly. And if the cleaners see a car in the driveway they will drive away. So if you try to check in early without permission- you forfeit the right to a clean house and any compensation. SPA: Use of spa is at your own risk. You MUST follow these rules. We assume no responsibility for accidents, injury or any medical treatment you claim is caused by spa. You must keep the spa cover closed when not using it. CHECK SPA IMMEDIATELY UPON ARRIVAL- Spa could take at least 6 hours to heat up. We do try to keep it warm for you before arrival but can’t guarantee. No refunds for spas that take longer to warm up. Clean all snow and ice off spa cover before opening or you will be responsible for breakage You must take a bath or shower before using spa Please take bath or shower after using spa Don’t enter a hot tub when you have diarrhea. Don’t swallow hot tub water or even get it into your mouth. Shower or bathe with soap before and after using the hot tub. Do not put anything in hot tub including bubble bath Pets are not allowed in hot tub If hot tub smells, looks cloudy or green DO NOT use. Call us. Don’t let children less than 5 years of age use hot tubs. Don’t drink alcohol before entering the hot tub or during hot tub use. If pregnant, consult a physician before hot tub use, particularly in the first trimester Spa use as per order of Big Bear Lake as of January 12, 2021 is from 7am to 10pm PETS: Your pets are permitted in rental units only with prior approval. Pet owners are responsible for cleaning up any / all pet refuse and hair in and around cabin. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent Fleas and ticks are very rampant in this area and can cause harmful / fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. Pets may NOT be left outside alone at any time. There are many wild animals indigenous to the Big Bear area such as coyotes and bears. Therefore, we are adamant that you never leave a pet unattended outside. We also insist that you ALWAYS walk your dog on a leash. This is important for the protection of your pet. It is recommended that you be very vigilant when walking your dog. Coyotes are active both day and night in Big Bear and are very common. Coyotes often travel in packs and, although they rarely attack a dog on leash, it has happened. The best prevention is to stay vigilant, keep your dog nearby on a leash, and be aware of your surroundings. We are not responsible for any injuries to any of your pets caused by wild animals nor are we responsible for any pet allergies you may experience due to pets previously staying in home. As set forth above, please be aware that there are many other wild animals in Big Bear such as raccoons, lizards, and ground squirrels. Please be respectful of them and do your best to ensure your pet does not attack local wildlife. Two dogs maximum. AT CHECK-IN: This property is professionally cleaned on the morning of your stay. All linens are washed, beds are made, dishes put away, and the bathroom, kitchen, & spa are sanitized, etc. Upon check-in, please look around to make sure everything is to your satisfaction. Please also check to make sure nothing is dirty or broken including the spa and washing machine. If there is an issue, please report it to me within the first 2 hours of your check-in time with pictures so you are not responsible for anything such as broken items or dirty spa water. Again, please let us know within 2 hours of check-in- after that you are responsible for any damages or cleaning issues. While we try to clean the outside decks - leaves, dust pollen, snow accumulation, ice do accumulate quickly. It is the mountains! When snow melts you may find animal feces- dog, coyote, bear. We apologize for this but it’s almost impossible for us to find all of it during a melt. NO SMOKING POLICY: This is a NON-SMOKING unit. There is no smoking allowed anywhere in or near the cabin. This includes: cigarettes, cigars, pipes, weed, medical marijuana and even vaping. If our cleaners smell any of them in the house you will lose your entire deposit. Sorry we cannot even allow smoking outside of the cabin due to smoke leaking in as well as butts left around the yard from previous renters. If you must smoke- please do so off the property. Any evidence of smoking on the property even outside of the cabin will incur a $500 cleaning fee plus any extra rental fees lost due to not being able to rent or having to give money back to the next renter due to persistent smoke smell. Due to fire hazard, lighted candles are NOT allowed in this rental unit but battery operated candles are available throughout the cabin. (PLEASE DON’T LIGHT THE BATTERY OPERATED CANDLES) DAMAGE: Renters shall pay a damage deposit. Renter will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. However, Renters understand that the rental includes an accidental damage rental policy providing up to $1,000,000 (one million dollars) in accidental damage protection provided by AirBnB provided Renters notify the owner and assist the owner in making a claim. Renters understand that Renters are responsible for damage beyond the coverage provided by the accidental damage insurance. First time visiting Big Bear and what a wonderful welcome Mike’s cabin provided. Cozy doesn’t even begin to describe the experience. We had our Golden retriever with us who tends to get a little anxious in new environments, but not here - and that’s a first. We enjoyed spending time on the back porch, grilling and soaking in the tub. 10/10 would stay again!

Mikes cabin was great! Location was central to most things and had a beautiful view of the lake. The yard was huge! Big enough for our two golden retrievers to get their energy out. Mike was responsive to all our questions and was an awesome host. The rooms were nice, clean and spacious. We would definitely recommend this cabin to anyone looking for awesome view that accommodates big dogs.

Brought my husband and his brother in law, sister and mother. Great little weekend get away with family and our two pups. The backyard is very spacious, enough for the pups to do tons of zoomies. We loved the layout of the whole house. Bed downstairs was super comfy! We loved walking the dogs each morning to the lake (it's about 5 minutes and a great peaceful one). There was only one downfall and that was not enough seating in the living room to get comfy and watch a movie with five people. The pups loved laying in front of the fireplace to get warm, but one of us had to sit on the floor or a chair from the dining room at the end of the night. The kitchen is fully stocked by the way with everything you'll need. Hot tub was THE BEST ending to our snow day too!! Coming home to this comfy cozy cabin was exactly what we were looking for in a peaceful little get away. Would definitely recommend it to friends and family!

We had an amazing time in Big Bear and staying at this location. Mike was always responsive and communicative. The home is exactly as described and in a great location. There could be more lighting unless that was the vibe of house to be a little dim. The fact that Mike thinks of animals as one of us and did not charge for it made this home an easy choice. Easily, would stay at this home again. Thank you Mike!
